The difference is rarely the bank being arbitrary. It almost always traces back to how complete the application was on day one, whether it went to a lender genuinely matched to the business profile, and how many rounds of follow-up queries the credit officer had to raise.

Before anything is submitted, your CCRIS, financials, and funding requirement are reviewed to identify which facilities and lenders are realistic for your profile. Skipping this stage is the single biggest cause of downstream delay, since it's what prevents an application from going to the wrong lender in the first place.
Financial statements, bank statements, CCRIS/CTOS reports, business registration documents, and a facility purpose narrative are gathered, reconciled, and organised into a bank-ready credit package. Gaps or inconsistencies found and fixed here save far more time than they cost, since they would otherwise surface as queries after submission.
The completed application is submitted to the matched lender, along with a facility recommendation memo that anticipates the credit committee's likely questions. A well-organised submission reduces the number of clarification rounds the bank needs to request.
The lender's credit team assesses turnover, DSCR, CCRIS, and security coverage against internal policy. This is typically the core of the 3–6 week window for straightforward applications, but it can extend significantly if the file raises unresolved questions or requires escalation to a higher approval authority for larger quantums.
Once approved, the bank issues a Letter of Offer covering interest rate, tenure, covenants, and security conditions. Reviewing and, where possible, negotiating these terms adds a short but important stage — rushing through it risks accepting conditions that create problems later.
For secured facilities, this stage involves property valuation, legal documentation, and security charge registration — steps that depend on external valuers and lawyers, not just the bank. This is often the longest single stage for property-backed loans and the main reason secured facilities can take longer overall than unsecured ones, even after approval is granted.
Once legal and charge conditions are satisfied, funds are released. For unsecured facilities this can follow quickly after the Letter of Offer is accepted; for secured facilities it follows completion of the legal process above.
